Hi, I'm looking at buying a 3-rm resale flat in Clementi area as a single Singapore Citizen.

My OA has around 100k and I'm earning around 4.5k per month.

Assuming I take up the max HDB loan over 25 years;

(a) what is the estimated amount that I need to fork out in cash for this purchase?

(b) what is the max price I can afford for the hdb?

(c) Is it possible to take out my mother's name in the current hdb that we are residing in (fully paid and the ownership is currently under both my parents' names) so that I can apply a HDB together with her? If so, is this a better option rather than I buy my first hdb under the single scheme?

Hi,

Firstly, in order to be eligible to purchase a resale HDB flat under Single Scheme, you will have to be at least 35 years of age.

The cash amount you will need to fork out depends on the property purchase price, and also how much you are able to loan. It can be as low as $2, if you have sufficient funds from your CPF for the downpayment, coupled with your loan amount to cover the balance.

Maximum price you can purchase depends on various factors, for example, your loan eligibility, cash downpayment, etc. I will need more figures from you in order to better advice.

Lastly, it is not possible to take out your Mother's name from the HDB flat that she co-owns with your Father. HDB will not allow it, unless your parents undergo a divorce. Also, in the event of a divorce, your Father will have to "buy over" the flat from your Mother, and pay back her all her CPF monies that has been used on the flat.
