Hi;

Have you met the MOP of your current HDB? If you purchase those special approval for sale ECs, you are subjected to same eligibility as buying a brand new EC. But you are aware right that special approval EC's pricing are determined by the sellers and not developer? Feel free to contact me for further discussion as I'm unable to contact you here. Hi,

If you're looking to purchase an EC which the owner has not fulfilled the MOP, you will also need to fulfill all eligibility conditions for purchasing a brand new EC.

If you fulfill those conditions, ABSD will not apply, and you will have to sell off your current HDB flat latest within 6 months upon the EC purchase.

You are not required to pay ABSD provided you sell off your HDB within 6 months from buying an EC. (A mandatory requirement if the EC has not reached 5 years MOP). HI,

Just to check if i intepret correctly. You mean your HDB have not met the MOP but you have taken special approval to sell your HDB. Thereafter, you wish to purchase a brand new EC?

If that the case, you will have to follow the eligibility for purchasing a new EC. For example, you have only bought 1 of these properties/ received 1 CPF Housing Grant thus far.

I have assisted my clients in the same situation a few times before and will be happy to guide you thru the process. There will not be any ABSD but you need to bear in mind that you are subjected to the same conditions as buying a new EC ie you will have to satisfy the family nucleus, income cap and also pay a resale levy if it is applicable.
