Hi, im currently co-own the hdb flat with my parents. We are still paying the mortgage but I would like to take out my name to get my own house and transfer the flat to my sister. However, her cpf is insufficient to refund my cpf. Can i sell the house to her instead?

Hi Ti, all 3 of the owners are able to sell this flat to your sister as long as she is eligible for the loan and is above 35 years of age.

Do you mean selling your share to your sister only or do you mean having your sister to buy over the whole flat as a sole owner?

If your sister's CPF is insufficient to refund, she can apply for a HLE loan. (List your parent as Co-owner in the HLE form if she is below 35 years old of age). After obtaining the HLE loan, you may proceed to do a change of ownership. By doing this, you will be able to received your CPF refund immediately while your sister will be able to finance the CPF refund plus any outstanding loans via new mortgage loan arrangement.
