Hi I'm a single female who recently bought a new launch condo. I'm planning to get married in approximately 3 years & am wondering what are the options available for my partner & I (or just my partner) to own a HDB/ other housing options? e.g. if my partner can buy a resale as a single before getting married? Any other advise/ options would be much appreciated. Thank you.

Current regulations do not allow both properties to be retained in the event that you get married in approximately 3 years where your partner owns a HDB that is still within MOP. This does not apply if your partner owns a private property under his own name.

I have been in the real estate business since 2009, with more than 13 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

Hi,

I would be most glad to assist you further and please feel free to let me know if you need any assistance. Have a good day ahead. By the way, in your case and once you get married, your partner can only go for private property.

Hi,

As of current regulations, if he is single 35 years and above he can purchase resale HDB under his own name. However, if he marries with you thereafter and the HDB is still within the MOP period, you are not allowed to keep both hdb and private property as the hdb is still within MOP period and it has to be sold. If he purchases private property now on his own name, no issue as both of you can keep individual private properties on your individual names.

Hope the above clarifies. May I have more info and requirements about your plans so as to make better recommendations? Thanks and look forward to value-add to your housing plans.

Hi Miss,

I am afraid with the new measures dated 30th Sept 2022, you will not be eligible to purchase a resale HDB flat unless you sell off your private property and wait out for 15 months.

This means that the only other option would be for your partner to purchase the HDB flat (provided he's eligible), or another property on his own (to avoid ABSD and secure max LTV).

As for what type of property he were to purchase, it will depend on what's your needs, whether is it for own stay, or for investment.

I am experienced and well-versed in both HDB and private transactions. I will be able to assist you in your property plans. Please get in touch with me for a more in-depth discussion.

Should you need require further assistance in matters relating to property, please contact me at my mobile 9748 6305  . I will be happy to assess and share with you the possibilities for you in the current market.

Thank you.

Best regards,
Robbie Chen

Good day,

If your partner is currently 35 or going to be 35, Singaporean, he will be eligible to purchase resale HDB unit under Single Scheme. However, upon the union of marriage, you will be required to sell off your private property. The concern, based on your question, is that your private property might still be less than 4 years from key collection, when the union takes place. This would mean that you will incur SSD.

Do feel free to contact me should you required additional assistance.
