Hi, I'm a Singaporean; own a resale hdb under single scheme, before I got married.
Now that I just got married, my wife was registered as an occupant in my HDB flat.
Can my wife purchase a private property under only her name? She is a PR, what are the private property taxes like, compared to us joining names?

Good morning, if your wife were to buy a private property under her name, she would have to pay an Additional Buyer Stamp Duty (ABSD) of 5% on top of the Buyer Stamp Duty.

I assume she was just added as an normal occupant? Also have the 5 years of MOP being met? If so, yes she can purchase under her own name, and ABSD + BSD will add up to approx 8% of purchase price.

If joint name purchase, the higher ABSD rate will apply. For your case its 12% for Singaporean 2nd residential property.

Hi Sir,

Yes, your Wife is able to purchase a private property under her sole name.

ABSD for SPR's first property is 5%. If both of you combined names to purchase, ABSD will be 12%. Also, if your current HDB is still under loan, LTV will only be 45%, instead of the max 75%.

Dear Sir,

For your wife, it would be considered as her first property. For SPR, she is subjected to the Additional Buyer Stamp of 5% on top of the normal buyer stamp duty. In this case, it will be better if she were to buy under her sole name because if you were to buy together, then the higher 12% Additional Buyer Stamp Duty will apply.

Your wife may choose to purchase a private property and will incur a 5% ABSD on top of the normal buyer stamp duty (typically 3%) as a first timer PR. If you choose to sell your current HDB and purchase a private property with your wife, ABSD can be remitted.
