First & Foremost, Congrats on your decision to buy HDB.
Since you’re a Singaporean, You are eligible to apply for BTO/SOBF flats directly from HDB upon your wife got her PR status approved.
The minimum requirements for Family Nucleus is 1 SC + 1 PR.
Do note this is still subjected to other HDB requirements such as salary incomes.
You can also buy the resale flats. There are housing grants given to 1st timer buyers. You might want to explore this option too.
