They may consider your situation and your sales proceed when assessing your situation. Of course you are able to try and appeal your situation since it is a little unique.

Hi Sir,

You will likely not be eligible for the rental flat from HDB because you will likely get a sum of sale proceeds from the sale and therefore HDB will not consider you to be under financial hardship. However, since you have a current health condition, I would advise you to appeal to HDB to try to get a rental unit.

You can sell if you have met the MOP for the HDB, and if you meet all necessary criteria to rent from HDB, you can rent. Otherwise you may try appealing to HDB. Will need to work out your numbers before selling the property. Is there any outstanding loan?
