Hi, im 36 this year and would like to buy a resale 5rm flat. However i know nothing about resale flat. Is a resale flat at lower floors cheaper than one at higher floor? How much cheaper should it be if no recent tranaction at similar floors can be found? If the facing is bad (say facing the sunrise), is the price going to be cheaper and again by how much?

Evening Ksong,

Lower floor unit and noon sun facing unit will definitely be worth lower than other similar, higher floor units within the same estate. As for how much, it's hard to say as the condition of the unit also comes into play.

In general, lower floor units tend to be cheaper than higher floor units. But of course the facing and condition of individual units will also affect the pricing.

There is no general guide to dictate how much cheaper will a lower floor unit as compared to a higher floor unit.
