Hi, I'm 2nd timer owner of hdb still under mortgage, my wife is occupant, after mop already, if she buy a private property under her own name, any conditions to take note? She will be first timer, will she have to pay the 7% tax?

She won't need to pay 7% ABSD, just need to pay BSD.

Assuming what you mean of the 7% tax is referring to ABSD. For her first property that she is buying, depending if she is a sg, pr 5% or foriegner 15%ABSD? Read More

Good evening Mark,

You will need to take note if you had purchased the current unit under non-citizen spouse scheme or single scheme. If the latter is true, she will be eligible to purchase private property under her name. However, if she is not SPR, the ABSD payable will be 15%.

Hi Mark,

If your wife is the occupier, then she is considered to be not holding on to any residential property. Once the MOP is fulfilled, she can purchase a residential property without having to pay ABSD.

Hi Mr. Mark,

There are no difference whether you had bought this flat under Single Citizen scheme or Non-Citizen Spouse scheme. Since you had fulfilled MOP.
Your wife as an occupier, she is eligible to buy a private property.

(a) She is a SC, this shall count as 1st property. No ABSD (7%) needed, only the normal BSD (Buyer Stamp Duty).
(b) She is a SPR, this still count as 1st property. She is subject to 5% ABSD.
(c) She is a foreigner, she is subject to 15% ABSD.

Do note that, there will be difference if you had not fulfilled MOP of current flat for the 2 schemes mentioned above.

If your wife is only the occupier of your HDB flat, it means that she is not the owner of the HDB flat, and the private property that she will be purchasing will be considered her first property, and hence no ABSD payable.
