Hi, Im 29yrs old. My parents own a fully paid 4S hdb flat. My dad had utilise $300k for the hse. Am I able to buy over his share of the hse? Reason is for him to get cash from it as he's no longer able to work due to medical terms. If Im able to buy his share, am I able to apply any hse grants? Since my mom is considered not a first timer do I have to pay levy?

Such arrangements has to be approved by the HDB, therefore it is better to check direct with HDB instead of this portal.

Hi,

1) The way you illustrated both your parents have shares in the current flat. Most properly they are holding the flat under the Joint-Tenancy.
2) So if you buy over your father's share only, it is only 50% so the amount to cash out from it might not be the $300k you are expecting. It could be lower.
3) I would suggest to do a part-sale, meaning all three of you will hold the flat under Tenancy-In-Common, and you take over a larger portion of the share so as to cash out as much as you could afford.
4) To process this option, it is recommended for you to call up your HDB branch office on the process.
5) You are subject to buyer stamp duty according to the amount of share buying over and legal fees.
6) I would suggest you do an HLE application so as to see how much you could afford first.
7) Because you are below 35 yrs old and you are not buying over as a married couple. You will not be eligible for any grants.
8) Even if you are buying over with your mom as an applicant under occupier you will not be liable to any resale levy because you are not getting any grant from this purchase.
