Hi! I'm 28 yo and single. I am aware that for my age group I can't qualify for a HDB unit so if I purchase a private property, will I be able to downgrade to HDB in the future if I reach 35 or when I get married?

Thank you for your query.
Yes you are right , you are eligible for a private property, as HDB will be for single Singaporeans aged 35 and above. You could however , purchase a HDB upon marriage / when you turn 35.

Hi Nuralif,

You are eligible to purchase a resale HDB in future.

If you wish to apply for BTO or new EC with your spouse in future, you have to dispose existing condo first and observe 30 months waiting period before application.

Hi Nuralif,

Yes you can still purchase a private property and if you do wish to purchase HDB in the future, you will need to dispose your current private property and observe a 30 months waiting period before HDB purchase.

You are allowed to do so by going to private then back to HDB, allow me who is living example who own 1st private property at age of 26 to share with you how can you able to do it. What are the plans and risks ?

Hi Sir,

Yes you will be able to sell off your private property then and buy a resale HDB. However, if you intend to go for new Executive Condo or BTO, you will need to observe a waiting period of 30 months after the sale of your private property before you are eligible.

Hi Nuralif,

You are one of the wise one I have not seen for many years.

To benefit from property capital appreciation, one of the most critical key point is to start as young as possible.
By doing it early you have the luxury of reaping the growth at the right time.

There are 2 things you need to keep in mind if you plan to buy HDB flat at 35 yrs old (7 yrs later).

(1) Resale HDB: You have 6 mths to dispose off your private property upon key collection of resale HDB.

(2) BTO/SBF: You have to dispose off 30 mths before eligiblity for BTO/SBF application.

Do also note that you have to pay Seller Stamp Duty (SSD) within the 1st 3 yrs upon purchasing any residential property in Singapore.
The SSD tax structure is such; 12%/8%/4%, 1st/2nd/3rd yr counting from the date of sigining S&P (Sales & Purchase Agreement).
