if both of you managed to obtain a 80% loan, you have to fork out 20% downpayment which will be $92,000 because your CPF is too little for 15% CPF portion.

Other costs will be buyer's stamp duty - $9,450, HDB resale submission $80, valuation report $ 180.50, legal fees around $2,500+/-, agent's fees (1% of purchase price plus GST) - $5,296.50, mortgage's stamp duty $500 and possible misc costs.

So the amount of cash you require could be up to $150,000.
