If you are 55 years old and above purchasing resale HDB 4-room size and below, yes you can purchase resale HDB immediately after selling the EC. It is not far from now since there are only a few months to go before you turn 55.

And in your case, since you are just 1 year away, you may like to put up an appeal to HDB and to wait for their reply alright.

Hi Mdm,

1) I'm sorry to inform you that you will have to observe the 15 months wait-out period before being eligible to buy a resale flat.
2) Because a married couple will need to include both names in the application.
3) Since the new policy was implemented in Sep 2022, only all applicants at or above 55 yrs old are allowed to buy a resale 4-rm or smaller HDB flat without selling your private first and observed the 15 months wait-out period.

Under the current ruling, both of you will need to be 55 years old and above to be able to purchase a resale HDB flat immediately after the sale of your EC. However, as you are down sizing and only short of a few months to 55 years old, I will suggest appealing to HDB for the waiver.
