Hi! If my completion date is in end October 2021, but we have allowed for extension of stay till 10 Dec 2021, should we still be going down for the 'inspection' before the completion date? If not, should we still inspect 1-2 days before 10 Dec? Or is there usually no need for it given the extension of stay?

Hi,

1) The purpose of the inspection by the HDB Branch is to check for unauthorized renovation works in the resale flat which may damage the common property or other flats in the building and affect the structural stability of the building.
2) Any unauthorized renovation would have been rectified before the sales completion date and proofs of rectification have to be submitted for endorsement.
3) So for buyer inspection is merely to check any foul play by the seller.
4) Most buyers are using the opportunity of this "inspection" for contractor measurement so that they can start work immediately when the sellers vacant the unit.
5) This is especially needed for a customized wardrobe or kitchen cabinet because these items have a lot of preparation work needed before the actual installation.
6) If your inspection is just to ensure the unit is vacant as the sellers' promise, then it is best you conduct this inspection one day before they shift.
