Hi, if I'm interested to get my first EC with my fiancée, budget $800k EC, with deferred payment 3%, how do I calculate how much I need to fork up for down payment based on let's say 1.7% loan interest ?

Hi,

For Deferred Payment Scheme for EC , breakdown as follows:
Cash 5%
Cpf 15%
Max bank loan 80%
Stamp duties & legal fees approx 3%

Hence you are looking at around 184k (cash+cpf+grant) combined for payment within 8-12 weeks of booking.

Good morning buyer,

The initial outlay configuration for deferred payment and normal payment scheme is the same, just that the purchase price for deferred payment will usually be slightly higher.

Initial outlay will be as such:

1) 5% cash booking fee
2) 15% CPF OA funds or cash downpayment within 8 weeks from OTP grant date
3) estimated 3% buyer's stamp duty

Probably let my banker to advise you on your approval in principle so you will have a better idea how much loan can you obtain.

Hi Sir,

To purchase a 800k EC, these will be the amount to plan for assuming you are taking a 80% bank loan:

Cash:
1. 5% cash - $40,000

CPF:
1. 15% CPF - $120,000
2. Stamp Duty - $18,600
3. Legal Fees - $2,000 - $2,500

For the monthly instalment, for a tenure of 25 years at 1.7% interest rate, it will be about $2,620 every month.
