Good evening Sir/ Mdm,

You have to be eligible under the HDB schemes to purchase a resale HDB. You are required to dispose off your private property within 6 months from completion date. You wont be subject to ABSD cause you have to sell off your private if you are buying a HDB.

If you require funds from your sale to finance your purchase then we have to kickstart the sale process and time both transactions properly so you will have a smooth transition (dont have to find a temporary accommodation and move twice).

Cost as seller:
1) $3k legal fees
2) agent's commission (at least 2% of sale price plus GST)

Cost as resale HDB buyer:
1) $2.5k legal fees
2) $120 valuation fee
3) $80 resale application fee
4) agent's commission (at least 1% of purchase price plus GST)

Other costs will be stamp duty (estimated 3% of purchase price) and at least 25% downpayment (max 75% bank loan).

You will need to qualify under one of the hdb eligibility schemes to be eligible to purchase a resale hdb. There are no restrictions to own a HDB as long as you are eligible to buy ie. single Singaporean above the age of 35 or married Singaporean couple.

As my colleagues have explained, the cost will mainly consist of stamp duty, conveyancing fees and agent commission.

To transit smoothly and seamlessly from your current property to a HDB requires meticulous planning in terms of your finances and the transition timeline. A smooth transition plan will enable you to utilise your funds which are currently tied up in your condo to finance the purchase of the HDB. With a sound timeline, you will also be able to transit from your current place to the new flat without the need for an interim place to stay.

If you are a foreigner, you will not be eligible. You will not be able to apply for an HDB loan. If you are a single below 35 years then you need to wait till you are 35. You will have to dispose of every private property you own.

1) Form a family Nucleus, eligibility to purchase
2) Need to serve 5-year MOP thereafter
3) Buyer Stamp Duty (BSD)
4) Additional Buyer Stamp Duty (ABSD), for PRs.
