Hi if I transferred my current 4 room flat to my 50 year old sibling who is single, does she still need to fork out a single cents? My current flat is fully paid and I still owe CPF $100k.

Also, after the transfer, is it legally permitted to rent out 2 rooms and locking the master bedroom without staying there? Thanks

Hi,

This is considered a transfer of ownership which you need to obtain approval from HDB. You can also do a transfer via sale. But by transfer by gift I do not think is viable. Regardless the Buyer Stamp Duties are payable, and also your CPF Utilized+ accrued interest has to be refunded.

If it is a transfer, you will require the approval from HDB but your sibling will still be required to refund you the amount of CPF used including the accrued interest. If your sibling is eligible to own a HDB, you can also consider selling, and MOP will be applicable for your sibling, thus the he or she will be required to stay in the property. Hi, appreciate your sharing. Best to propose your sibling to do the HFE and determine whether can she/he purchase over your share. For subletting only allow to rent out rooms if required for the first 5 years from key collection.

Hi,

Yes, it is possible for you to "sell" your flat to your sibling, provided she's eligible to purchase under Single Scheme.

Upon the "sale", she will need to refund all CPF monies you had contributed to the flat, plus accrued interest. She will also need to serve the 5-year MOP of the flat, meaning she has to be physically staying there, and not locking 1 room.
