Hi, If I saw a property listing that I liked, do I need to engage an agent to go for viewing ? Or can I contact the listing agent myself for viewing first and engage another agent to perform the paperwork for purchase and sell off my current hdb if I decided to purchase the property later?

Since i sourced the property myself, is it still an industry practice to pay 1% for buyer fee plus I be engaging the same agent to sell off my existing property.

You can engage an agent to do the buy and sell as there is a co-ordination work to be done.

Hi,

1) It is better you engage an agent to assist in your purchase.
2) I have seen too many wrong decisions and mistakes made by the DIY buyers. Some have to borrow in order to buy because of wrong calculation.
3) My understanding from your question that you wish to save from engaging an agent, but honestly, how many times you buy a property in your lifetime. Why don't you get a professional to assist you in completing your task?
4) I would suggest you negotiate with your current agent to get a discount on buying rather than do it blindly by yourself. I believed he/she can do a better job than yourself. :-))

On the buyer agent commision part is negotiable and also depend whether you are looking to buy private property or resale HDB?

It is advisable to get the same agent to assist you in the sale and purchase so that the agent can plan for you the timeline and finances so as to ensure a smooth transition between one property to another with minimal cash outlay and eliminate the need for an interim housing.
