Hi, If I plan to purchase an hdb flat before selling my condo, I heard that I will be given 6 months from completion of the hdb transaction to offload my condo. I was wondering what happens if I can't sell the condo within 6 months as there are no buyers. Has there been such cases?

Hi,

Yes you have to sell away your hdb within 6 months after key collection to resale hdb. It can't be a case of no buyers if your pricing is reasonable and unit attributes are decent. What happens is you be serving 2 mortgages concurrently which will be rather taxing as well.

Dear sir/madam,

The term "reasonable price" is very subjective. You may appeal for extension, however, approval for the appeal is on a case to case basis and I don't think it is appropriate to indicate to you that normally HDB will approve the extension.

If you think it is genuinely difficult to liquidate your existing property because there has been no transactions captured within a prolong period of time although there are many units available for sale, perhaps you should make a decision to market your property for sale first and include a short term leaseback option from your buyer in order for you to settle on your HDB purchase.

care to share more information about your downgrading?

Usually as long as we can produce evidence and efforts that we are marketing your condo at market price then shouldnt be a problem. I havent hear about any penalties for not being able to sell off condo within 6 months from resale flat purchase completion.

If not alternatively, you might want to consider marketing the condo for sale first before committing to any resale HDB purchase.

You can consider selling your condo and buying a hdb concurrently .

You can negotiate to rent back your condo from the buyer during the interim period , however it will slightly reduce the demand pool as some buyers might be looking for immediate accommodation , however the main point is ALWAYS PRICING .

In any case , it does not do a seller any good to ask for record high prices in a falling market , the timing might not be in the sellers favour.

As for your question , you can appeal but there is no guarantee you will get a favourable answer from the authorities repeatedly .
