Hi,

If the sale price of 5rm is higher than the purchase price of 4rm, it may be possible to avoid topping up of cash. It also depends on how much cpf OA you have and how much you have utilized for current flat.

It depends on the price you sold your flat, and the price you purchase your next flat. There is no guarantee that a 4RM flat cost less than a 5RM flat, as there have been many million-dollar 4RM flat transacted.

If you are down sizing to a flat of similar age and location, it is unlikely that you will need to come up with cash. However, it is important to do a proper calculation to determine how much cash you can get back from the sale and also how much cash you will be left after the sale and purchase.

1) Are there any arrears or pending upgrading fee?

If you plan to use funds from the sale of your first property to purchase the second, we’ll need to carefully plan the timeline. Ideally, aim for the completion of the sale to occur about three weeks before the purchase completion. This will allow sufficient time for your CPF refund to return to your account.
