For a 5rm mid floor unit at 315A, we should be looking at >$650k.

If you are serious in selling, i would suggest you should proceed to do a valuation report.

The latest transaction for St 31 is $703,000 at Blk 309A in Nov 2011.

The current asking price is between $675,000 and $768,000.

You may want to take this as a guide, however, please take note that the best indication is to request for a valuation.

The current valuation on units around your area is $630k to $684k, with COV asking of $45k to $80k. Price is only considered as good when buyer feels the condition is good, windy and alluring. Without physically being to your unit, I'm afraid I can only give you the guiding price.
