Hi Mr Tang, Prices for units near to MRT within Simei in my opinion has not been badly affected by the recent measures introduced, therefore you could potentially be looking at a selling price of $510k upwards. The existing market asking prices for a similar unit like yours is in the range of $530k onwards, therefore with some negotiations between buyers and sellers, a probable transaction price will be about $520k assuming that all other conditions are average and does not particular favour any party. Perhaps you may wish to speak to one of my friendly consultant who is active in the HDB resale market in Tampines/Simei estate to understand better the market trend and also address any of your probable concerns in the sale of your HDB?
