If you are not a licensed realtor with a paid subscription with PropertyGuru, I am afraid you are unable to put up listings here for sale or rent. PropertyGuru only allows licensed realtors with paid subscription to do so, and the costs are not cheap. I have paid over $20,000 over the past 6 months just to advertise on PropertyGuru alone, and I am also utilising other paid channels to market properties that are entrusted by owners to me for marketing.
In fact, I will highly encourage owners to appoint an agent to market their property for sale or rent, since the commission is only applicable when there is a successful transaction. This means that owners are paying for guaranteed results instead of marketing costs which may not necessary bring you the right buyer. Besides, most owners advertisements will receive enquiries from realtors themselves most of the time instead of buyers. With rising number of scams going on in Singapore, many buyers and tenants that I have come across recently have expressed that they feel safer to engage in property transactions with a licensed realtor since their ID is verifiable to the CEA Public Register.
