Hi I would like to know if the usual restrictions for flats apply for resale EC units.

In particular, does the MOP apply similarly? Also, is the income ceiling for a housing grant any different? Is a single person eligible to buy?

Would be helpful if you can point out any other differences, thank you.

Hi Clement, for resale EC, there is no restrictions and a single person could purchase whether is he a local or a PR.

You can purchase a resale EC as a single singaporean or SPR if the property age is at least 5 years old. A foreigner can purchase it after it privatised.

As a resale EC buyer, you dont have to fulfill minimum occupation period and there's no housing grant for the purchase.

Purchasing a resale EC is like purchasing a private property at a better price.

Hi Clement,

For resale EC, there is no MOP to observe, and there are also no grants for that, hence no income eligiblity as well. However, if you sell within 4 years, seller stamp duties will apply. Single SC/SPR can purchase resale EC of 5 years and above, as long as they have the financial means to do so. You can treat it as purchasing private condo, there's not much difference. Hi Clement,
Resale EC is like private condo. After 5 year old EC, only allow to sell to Singapore citizen or SPR. After 10 years, it will be open to foreigner.
There will be no grant for resale EC. As it is like private condo, there is no restriction to buy as single or family.
