If you buy direct from the developer or marketing agents marketing the units, there is no agent fee.

There is also no fee if you appoint an agent to act on your behalf as the agent will usually collect the commission from the developer.

My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Initially we have decided to try to write to HDB for early sale but since it was only 3 months left, eventually we waited for another 3 months while we looked for our next property. Dear Sir/Mdm,

For private purchase, there is no commission payable on the buyer end. For new units, developer will paying the commission whereas for resale units, the owners will be paying it.

For the additional cost, you will also need to factor in the stamp duty and the legal fees which is about 2.5k. It is good to engage a salesperson to assist you in the purchase process so that he or she will be able to negotiate a good price for you and provide you with some neutral assessment about the project.
