Afternoon Lim,

The current valuation is around $600k, with COV asking of $40k to $55k. Actual figures may defer depending on your unit's level, facing and condition.

Selling price will likely hover in the region of $680k including COV. Toa Payoh has always been in good demand due to the great location.
