Dear Sir / Mdm, 1) If your current 5-Rm flat was bought from resale market without taking any CPF Grant, then your 5-Year MOP is calculated up to TOP of the EC, wchich means you are eligible to buy EC that TOP on or after your MOP (a few months before MOP can try appeal). But if your current flay was bought direct from HDB or from resale market with Grant, then you can only book an unit in EC when MOP is fulfilled. 2) How much cash is needed for $900k unit depends on the max loan that you can get & also which payment scheme you have opted (Normal Progressive Scheme Or Deferred Payment Scheme). 3) When will you start servicing the instalment depends on which payment scheme you have opted. 4) I can do a financial calculation based on TDSR & MSR (whichever is lower) for you to asses your max loan.
