Hi! I would like to find out the market sentiment on the following. Appreciate your advice please.

1) Does age of a place affect rental as compared to location? Do people prefer location more than age for rental?

2) Is resale EC cheaper than resale private given that both are 99 years lease? How about their rental yield? Comparable?

3) How have studio apartments performed in recent years? Are there appreciation in their selling prices? How's their rental yield?

Hi,

It would be ideal to have some project names to compare so to derive more meaningful outputs for discussion. Generally speaking, tenant prefer newer and better condition units which are easily accessible to their employment clusters. Resale EC prices are in a way cheaper than the Resale Private counterparts reason being some of their status is not fully privatized and are generally in more off locations.

Dear sir/madam,

You have pointed out various combination of factors which may affect the resale as well as rental prices from investment perspective.

1st of all, age of a property does matter, given that newer projects tend to have more updated facilities, however, it is not an independent factor which tenants will consider.

A tenant's main consideration these days falls into the following factors:

1) Size of apartment
2) Age of apartment
3) Location of apartment
4) Rental price

To cite an example of comparison, we can take a look at Yishun, where we have 2 relatively new projects namely North Park Residences (Yishun Central) and Symphony Suites (about 4-5 bus stops from Yishun Central), where 2 bedrooms units (624sqf and 689sqf) and in these developments are rented out at an average of $2,050 and $1,962 respectively in April 2019. Their purchase price was $857,960 ($1,374psf) and $681,000 ($989psf) respectively based on the cheapest unit sold of this size in the project. Therefore if we look into the numbers and location, it is not difficult to see that Symphony Suites seems to be a better project from investment perspective, with lower outlay of funds.

With technology integrating into our way of lives, it is not difficult to observe that many consumers are into food delivery options as well as commuting via private hire drivers, therefore location is no longer the king when it comes to real estate investment.

Studio or 1 bedroom apartments are still in demand when it comes to rental as I have personally transacted a good number of units over the past few years on rent, where rental range can be from as low as $1400 to as high as $1900 for those in OCR region.

There is no specific solution to investment or purchasing of real estate, but to work out the various options and weigh out the benefits.
