Afternoon Eric,

With purchase of resale units from the open market, if you do not have private property, you can get 80% loan. The 20% balance will comprise of minimum 5% cash and 15% CPF. If the CPF component is insufficient, you are required to top-up with cash.
You will also need to look into the stamp and legal fees. This components can be paid by CPF, if you have sufficient.
Lastly, it would be the agent's commission.

Hi Eric,

If you do not have any existing mortgage loan, then the loan max that you are eligible is 80%.

So for the downpayment of 20%,
5% - Cash
15% - Cash/CPF

Plus
COV - Cash
Stamp duty - Cash
Legal Fee - Cash
Agent Fee - Cash
