Hi,

I would like to ask two questions.

1. My wife become PR last year. So i would like to know in order to purchase Reslae-EC, she need to had SPR status for 3 years?

2. if she doesn't need to had PR status for 3 years, what is the pro and corn of 5 years old EC resale unit purchased and 20 years old EC unit purchased.

Really appreciate if can advise on this.

Hi,

For resale EC, single SPR need not wait for 3 years, can purchase immediately. Pros of 5 year resale EC include better condition of unit and exterior, more modern facilities. Cons include higher prices and maintenance fees.

May I know which ECs you are comparing with?

For EC, a PR need not wait for 3 years for buying a resale EC unlike HDB for all PRs household. It is highly advisable to purchase a 5 year resale EC as compared to a 20 years price to avoid price depreciation in future due to decaying lease. 5 year EC is treated as private property thus PR does not need to fulfill the 3 year requirement in order to buy. Need not to say newer EC is better,the price would tend to drop when the remaining lease is shorter

Hi, for your case, your wife can purchase a resale EC right away and need not wait till she is a PR till the 3rd year. And for your 2nd question, the 5 years old EC will be the perfect choice if you are looking at it for investment point and would have plan to sell it in future.

Hi Sir,

A resale EC is considered as a semi-private or private property. Henc, your SPR Wife can purchase such a property without having to wait for 3 years.

As for a 5 year old EC as compared to a 20 year old EC, I would say in general price is higher for the 5-year-old EC, as it has a longer balance lease left as compared to the 20-year-old EC. The older EC may likely have a bigger size though, as older developments tend to be larger than the newer ones.
