Hi, I wish to sell my EC (after MOP w/o outstanding loan) at Punggol first and rent apartment before purchase cluster hse from Guru. May I know will all selling amount go to my CPF or I can keep some cash to purchase next property.

Upon selling your property, the proceeds from the sale of your property will be going to pay your outstanding loan and also CPF plus accrued interest. In addition to other admin fee such as Legal fee or Agent commission, the remaining cash will be for you to keep.

If you are going to purchase next property, proceeds going back to CPF won't have much impact since you can use CPF to pay for your property but age and remaining lease will also play a part in how much CPF you can use.

Hi,
Depends on your age and also how much CPF u have in place for this EC.
Example your fully paid are fully by CPF, when u sell,u have to pay back all CPF used plus interest back to the CPF account which u can use to buy another property,the rest of the amount then u can keep as cash.

I can help u with the calculation and planning if you are keen, having plans of getting a cluster house is good but require planning to make sure u still have some money set aside for the rental too if you are buying something brand new and not yet TOP.

Good afternoon Michael,

The amount of funds that will return to your CPF after the sale of your property can be found from the CPF website after you do a login. This amount is under CPF utilized + accured interest , under My Property. The balance after the relevant conveyancing and agent fees will be the sale cash proceeds, which you can use for the next property purchase. In fact, the CPF OA refunded can also be used as well, as long as relevant CPF regulations are met.

I have also recently transacted a 5 year MOP EC and will be happy to share the best approach. There are some cluster houses in the market now, some 99 year leasehold ones within a condominium setting, as well 999 year leasehold ones which they term as Strata-Landed housing, with communal facilities such as pool and gym.

You do need to return all your cash profits to cpf , of course you can keep the excess cash profits after paying your bank loan and cpf ordinary account with accrued interest.

Hi Michael,

After the sale of your EC, the outstanding bank loan will be repaid to the bank. The CPF that you have used so far plus the accrual interests will be refunded back to your OA account and the balance will be the cash proceeds.

It will be ideal to have the finances map out before you embark on your upgrading journey. I can also share with you some insights on the pro and cons of purchasing a cluster house.
