Good morning,
usually you dont need to pay commission if you are going directly to the landlord's agent. He/ she cant take from you and landlord if not it will be dual representation (against the regulations).
But landlord's representative might ask his team to advertise as well thus it will be best to check whether do you need to pay any commission directly with them.
If it's a 1 year lease, you have to pay 1 month's security deposit and 1 month advance rental. Total 2 months.
