Good evening Sara, being considered as a foreigner, you are only eligible to purchase resale EC that are privatized (at least 10 years old) If not you can also consider private condos. But do take note that you will be subject to 15% additional buyer's stamp duty as a foreigner on top of estimated 3% buyer's stamp duty. Initial cash outlay will be around 38% of purchase price (inclusive of 20% downpayment) provided you can obtain a 80% bank loan. May I know how much initial cash do you have?     Hi YT Tan, Thanks for your information. Just a couple of new questions need your advise. 1, As for 15% additional buyer's stamp, it is for foreigner only for both private condos and resale EC (over 10 years)?? If I get PR after 1 year later, I don't need to pay 15% additional buyer's stamp for any kind of apartment. Right? 2, and 38%initial cash includes 20% down-payment+ 17% buyer's stamp + 1% Agency fee?? Thanks, Sara

Hi Sara, apologies for the late reply. Cause Propertyguru doesn't prompt us for any reply to our post, I have to manually read up every post. Hmm, If you manage to obtain a SPR status soon, you will still have to bear additional buyer's stamp duty but it will be 5% but not 15% ABSD as a foreigner. High difference of 10% (it will be $100k for a $1M property.) As for the estimated 38% initial outlay, it will be 20% downpayment (if you can obtain a 80% bank loan), 15% ABSD and 3% buyer stamp duty (its 3% x purchase price minus $5400).
