The upfront payment for cash required is up to $5,000, where the remaining can be settled upon the purchase completion, therefore the timing of your sale and purchase must allow you to transit proper in terms of the financing.

If you require the CPF funds that have been utilised for your current place to finance your purchase, the average timing difference for your sale and purchase completion is about 2-3 weeks apart, unless you are utilising Enhance Contra Facility.

Due to the current social distancing measures in place, HDB resale office is also affected by the Work From Home arrangement therefore some of the processes may be potentially longer than expected.

May not be necessary to come up with own cash first to complete the purchase. We can do enhanced contra facility if both your sale & purchase are under HDB loan. Alternatively we can arrange for the sale to complete first, then the purchase completion. And also request for extension of stay from your buyer so to smoothly transit and move only once.

For your 3 room BTO, it is likely that you can make a profit from the sale and you can also use the profit to purchase the 4 room flat.

For selling and buying HDB, there is no need to fork out any extra cash if we can plan the sale and purchase concurrently. Besides the finances, we will also need to plan the timeline carefully so that you do not need an interim place to stay during the transition.
