Hi, I understand that if I buy another hdb flat, I have to sell away my existing one within 3 months. What happen if I cannot find a buyer to my existing hbd flat within 3 months after I bought another resale hdb flat ?

Good morning,

Basically, from the time of key collection of your purchase, you will be given 6 months to sell away your existing unit. However, you do not need to wait till key collection before starting to market it. Once you have gotten a buyer who have exercise the OTP, you can proceed accordingly.

Hi Mr. SGguy,

You have up to 6 months to dispose your existing flat upon completion of sales for your purchase, implied, collect keys for the new purchase.

The best approach would be to do both at the same time; meaning, put your existing on the market, and also starts scouting for your next.

A single transaction process takes up to 4 to 5 months.

Though seems long period, but to find a unit you like even though you are not fussy or picky, you still have certain requirement to meet. On top of that, budget also a crucial consideration.

Even though you might have a lot of hear-say of making money out from selling, but in reality, that is not always true because no one wants to admit they did not make a hefty profit by selling.

My advice would be simple, engage a real estate salesperson to help you to do a evaluation of your status before you make the final decision.

Hi,

You have to sell away your current hdb within 6 months after key collection to your next resale hdb, which means sufficient time to find a buyer. However to be able to buy your hdb flat first, the finances should be equipped to do so. You might want to check out your bank loan first. Do you need your sale proceeds to fund the next purchase?

You will only need to sell off your existing HDB flat within 6 months upon completion of your new HDB flat purchase. This is provided you do have sufficient funds to downpay and finance for the new HDB flat.

Hi, it should be 6 months and not 3. And I always advice my seller that in order not to be overly stress up with the HDB timeline, it would be better to sell the existing unit first and then finding the next unit for a short term stay. After that, take your time to find the next housing.

As my colleagues have explained, you will have 6 months to sell your flat after the keys collection. A 6 months period is more than enough time to secure a buyer if you have a comprehensive marketing plan.

However, your concerns are valid as after all we are in a buyer's market where the supply is greater than demand. For my clients, I would advise them to consider selling first as they will be able to secure the highest possible price for their current HDB and not need to work under the stress of the 6 months deadline and avoid the situation that they will be forced to reduce their target price.

The timing of the sale and purchase can also be time nicely so that you will not need to get an interim place to stay in between the sale and purchase.
