Hi,

I understand that a loan borrower must also be a co-owner but can a co-owner not a borrower?

For example, if I buy a house with my wife, and my wife is not working, will the bank disburse the loan based on my name and income only?

Afternoon,

Even if your wife is working and you opt to obtain mortgage loan from bank based only on your income, it can still be processed. However, the loan quantum will definitely be lower.

Hi Sir,

You are right. Borrower must be Owner, Owner need not be Borrower.

Hence, if you buy a property with your unemployed wife, you can be the sole Borrower, and both you and your wife can be the Owners.

The bank will loan you based on your age and your income.
