Marketing takes as fast as sold within 1 day , vice versa after 1 year still not sold most probable reason is the product cannot command that price , incidentally i have personally experience both encounters as a property salesperson .
In a perceived falling market , time is on the buyers side , it is not in the interest of the seller to ask for unrealistic price cos it might drop farther . If it of any consolation to the seller , prices are only approx 5% short of all time historic high .

Dear seller,
Typical process of selling a HDB considering you have accepted an offer will be:
1) 3 weeks for the purchaser to exercise the Option To Purchase (valuation inspection will be done during these 3 weeks if purchaser requires a housing loan or utilisation of CPF funds for purchase and typically this will take about 1 week to complete, while remaining 2 weeks to make application for loan with the valuation report)
2) HDB 1st appointment will typically be about 4-6 weeks later (from the date of resale application unless there are earlier slots and prior to the HDB 1st appointment, HDB officer will make an appointment with home owners to visit the unit for inspection on any unauthorised renovations done to the unit)
3) Final appointment (key transfer) will usually take place 6-8 weeks after the first appointment if everything is smooth.
To sum it up, you will probably require 13 weeks to complete the whole resale transaction. Is there anything else my team can assist you in?
