Hi Serene,

This is a good question. Leaving the technicalities aside, are you prepared to pay service fees in order to proceed in the purchase of the resale unit?

I will usually advise prospects like yourself to go directly and ask the salespersons whom you have contact with to check if service fees is applicable if it is a concern.

Most if not all salesperson should be aware that they are disallowed to collect service fees from both vendors and purchasers, therefore they are unlikely going to flout this regulation to preserve their business.

Under CEA ruling, the seller agent are not allowed to collect agent fee from direct buyers. However, the seller agent will also not liable for your documentation work. Therefore you have to work on the necessary on your own.

Hi Serene,

If the salesperson is acting on behalf on the Seller, he/she is not allowed to collect commission from you.

On the other hand, you can have a choice to appoint an agent to act on your behalf. Your agent can help you with negotiation, and also all the relevant paperwork. You may be able to get the unit at a more desirable price if you get a capable negotiator to represent you in your purchase.
