Hi! I’m Malaysian SPR, which planning to convert to Singapore citizen soon. I have a property in Malaysia. I will dispose it next month. Just to check if I wish to get a BTO HDB, am I need to wait 30 months after disposal before I can submit application for HDB Flat? Is there any chance I can shorten the 30 month period!

Hi Ryan,

1) It is confirmed that you have to wait out on the 30 months period before you are eligible to apply for a BTO.
2) Take note it is eligible to apply and not buy.
3) Usually it takes around 2~3 years of application before you have a chance to select a flat if your queue number is at the front.
4) Current there are quite a number of backlogs on the progress of BTO. The most recent I have come across is 5~6 years to wait for BTO completion.
5) The process of conversion also takes time, the shortest I have come across is about 2 years, and the longest to date is about 5 years and still no success.
5) Let say you are very lucky, we take the shortest period for you to receive the key for your BTO will be 2+2.5+2+5 = 11.5 years from next month onwards after you dispose of your overseas property.
6) Just ask yourself how many 10 years you have in your lifetime, and how much are you paying rent for your current accommodation.
7) Will it better a better choice to consider buying a resale to shorten the wait out and money spend on rent?
8) Maybe you could wait for 1~2 years to get your citizenship and buy a resale to shorten the wait-out period. Maybe by then, the speed of BTO picks up along the way, waiting time for a BTO completion back to the norm of 2~3 yrs.
9) Just a penny of thought. :-)

Hi Ryan,

Yes, you will have to serve a 30-month wait out period after the sale of your overseas property before you can qualify to apply for a new BTO flat as a Singapore Citizen.

If you do not wish to wait out for 30 months, you may wish to consider purchasing a resale HDB flat instead.

I am experienced and well-versed in both HDB and private transactions. I will be able to assist you in your property plans. Please get in touch with me for a more in-depth discussion.
