Hi, i’m a singaporean, turning 35 at the second half of this year (ard jul-sep), and i have been looking to buy a resale flat. i have identified something I like so far, and would like to ask is it advisable to let the agent know about my offer and intent to buy, informally before my birthday? or do you advise to only inform the agent of my offer when my birthday has arrived and when i can put up the intent to purchase on HDB’s website? is there anything legally wrong with informally beforehand, or if not, is it advisable to inform or after my 35th birthday has passed?

Hi,

1) You can only register "Intent to buy" on the HDB website at your birthdate earliest.
2) You can only apply for HLE on your birthdate as well. And this will takes about 2~3 weeks before you receive your HLE assume all document submitted is in order.
3) Without performing the above, you are just assuming you can afford the flat you wish to purchase.
4) Have you consult a mortgage banker to check how much you can loan?
5) Buying a property is not just buying some concrete or bricks as people always said, a house is just full of bricks, :-))
6) You should properly plan your finance and plan what to achieve or do for the next 10 yrs at a minimum. Because once you purchase, you are going to stuck with it for the next 5 years.
7) In today's market, where the sales are happening so fast. Properly the seller will not hold on till 2~3 months later unless your offer is higher than what they wished for.
8) If you offer a huge COV, the seller might wait for your birthdate to arrive.
9) Final, do note that you have to face the consequence of great financial loss in the near future if you offer a price then you should not have done so,
