Good afternoon Jason,

I think you are confused with the regulations.

Owner has to physically stay in the unit if he intends to rent out the rooms during the MOP.

If you intend to rent out the rooms, it will be considered as room rental.

Btw if you are a SPR household, you have to dispose off your interest in HDB within 6 months if you purchase a private property.
