Hi, i own an executive unit hdb flat at Riverview, Sembawang, V high floor , unblock, very windy directly facing to open field, river and garden.
Appreciate it if you could advise if it is good time to sell the flat now.
I also plan to rent a flat for about a year and purchase again as I guest that hdb resale price will fall in next year.
Please advise the selling price + COV at my flat area.

Morning Soh,

You should be staying between Blk 467 to 469. The current estimated value is around $470k to $480k, with COV asking of $35k to $55k. This would depend on your unit's facing and condition.

Estimated selling price for the area can be around $550k range, depending on the overall condition of unit.

My advise is that do not speculate on the prices of HDB and make decisions to sell and buy. Since this will be your home that you are looking at, as long as the price is acceptable for you to sell and purchase your next dream home, you should proceed with your plans. Otherwise, should prices hold strong or even appreciate, what will happen if you sell now and you may regret selling it at a low and buying at a high next year? Or should you decide not to buy first and carry on renting, this amount of rental you are paying could be pretty significant.
