Good day to you and thank you for your query,

You may book any EC which has Expected TOP date later than your current MOP date as you did not take grant for the resale flat.

You cannot book any private residential including condo until your MOP is over. You may try to appeal to HDB if you have compelling circumstances. If exemption is granted, you would have to sell your resale flat within 6 months of buying the condo.

The benefit of buying a private condo instead of EC after MOP is that you can keep the HDB for high rental yield if at least one of the owner is a Singapore Citizen.

The benefit of buying an EC is that it is priced 15% to 20% lower than the surrounding condos and has potential for higher capital appreciation in the long run.

The final decision will depend on your lifestyle choice and long term plan.
