Hi , i own a 4 rm hdb flat just reach MOP last year. Planning to sell off and upgrade to jumbo flat in marsiling or woodlands. May i check what is recommended? to sell and buy first , or buy first and sell? or buy and sell at same time? And do we need to pay resale levy to hdb?

Hi,

It will be good to do both concurrently as it takes time to secure a buyer as well. I have worked on various similar cases and would be happy to share the best approach. No resale levy is required since its buying resale HDB.

To buy or sell first in your situation should only be answered after we have done a deeper analysis of the situation. In general, most professionals will advise to do so simultaneously where you should have secured a buyer for your existing 4room flat first before securing your purchase.

Nevertheless, the supply of Jumbo resale flats in the market can be quite limited, therefore the key is what if you have not found a suitable unit to purchase? Will you still go ahead to sell your current place?

It really boils down to prioritising the needs to come to a decision. And since your purchase is in the resale market, there is no resale levy applicable where there is no housing grant involved for the purchase.

Since you are buying a resale flat, there is no resale levy that is payable. In the current market condition, I will usually advise my clients to sell first before buying because it is a buyer's market and by selling first, you will be able to minimize your cash outlay for the new flat.

Besides finances, you will also need to plan the timeline for the sale and purchase properly to avoid the need for an interim place to stay.
