If you have realised, most of us would be providing you with pretty similar answers in terms of estimation of valuation and COV asking.
If you are interested to break out of the norm, perhaps it is time to discuss instead how you can maximise your selling price instead of referencing against past data, since we all have no idea of the conditions of the units transacted, so how do you know which range does your unit fall into. To me this is simply waste of time.
