It is difficult to indicate if a transaction has COV or not, since valuation request can only be put up once the buyer's offer is accepted by the seller, with deposit paid and Option To Purchase granted. It will be crucial to do your due diligence before putting in any offers in your situation to minimise the potential of incurring COV for the purchase as deposit paid is non-refundable.
