Hi

I m single PR and keen to purchase a condo cost around 600k.

Since I just turned PR and i do not have much CPF in my account yet.

May I know how much downpayment + stamp duty + additional fees that i need to have in cash on hand in order to buy a 600k condo?

Please advise.

Congrats to become Singapore PR. Assuming no balance of CPF and 80% loan eligibility, all amount below are in cash. To purchase a 600K condo, below are the estimate cost breakdown.
1. 5% - 30k for booking
2. 15% - 90k for down payment
3. 80% loan
4. 12.6k for standard stamp duty
5. 30k for additional stamp duty
6. around 2K for legal fee

Total cash is around 164.6k.

Hi Jennifer,

Being a PR saved you at least 10% in ABSD.
My presumption is your CPF OA is neglible.

The costs of the purchase ($600k) are as follow:
(1) OTP (deposit + exercise) (5%) = $ 30,000
(2) Downpayment (15%) = $ 90,000
(3) Basic Stamp duty; BSD (~3%) = $ 12,600
(4) Additional BSD (5%) = $ 30,000
(5) Legal fee = $ 2,000
(6) Mortgage stamp duty = $ 500
Total cash needed = $165,100

In fact, the first thing you ought to do is to get a bank willing to loan you 80% of the purchase; $480,000.
You will have to satisfy the TDSR rules set by MOF (Ministry of Finance), current loan, salary, credit card usage plays a big part whether you will be given the right loan amount.

Hi Jennifer,

Congratulations on attaining PR status!

Given your situation, assuming no CPF involved and you're able to attain 80% loan, the amount of CASH you need to set aside would be:

20% downpayment
Estimated 3% Buyer Stamp Duty
5% Additional Buyer Stamp Duty

Hence, it would be safe for you to set aside CASH equivalent to 28% of the property price. Based on $600k property, this amount would not be more than $168k.
