Hi, I just turned 36, single looking to buy first resale HDB.
If my HLE is $400k, and my cpf $220k, how much grant I can get?
Is grant something that I can confirm get and how to apply?
I read online I can get $40k grant now

Does it mean I can buy $660k flat?
Can I buy with zero cash?

Looking for agent who can help with my purchase as well

Good morning Sir/ Mdm,

You will be eligible for $40k CPF housing grant if you decide to purchase up to a 4RM flat (since you are eligible for HLE, your income should be below income ceiling of $7k).

You might be eligible for enhanced housing grant and if you choose to stay near parents or within 4km from them, you will be eligible for $10k proximity housing grant.

Your budget should be around $640k to $650k if we factor in $40k housing grant and buyer's stamp duty.

Sorry to inform it's not possible to buy a resale HDB with zero cash but minimal cash yes.

You need to fork out cash for the following:
- $5k option deposit
- $120 valuation fee
- $80 resale application fee
- legal fee
- agent's commission (min 1% of purchase price plus gst)

Good morning,

If your gross monthly income is $7k and below, you will be entitled to 1st timer 40k grant if you buy 4-room size and below, and if you are eligible for single singaporean citizen scheme. There may also be proximity housing grant of 10k if you buy within 4km of your parents place.

Your purchase price should be around $640k since you have to factor in stamp duties and legal fees as well. As for the cash portion, there may be COV still payable for flats that are in good location and well renovated due to demand being more than supply. There is also an agent success fee of 1% of purchase transacted price + GST (payable in cash) for engaging an agent for the process.

The grants are avail only to Singaporean. For single you can apply for 1) CPF Housing Grant, 2) Enhanced CPF Housing Grant and 3) Proximity Grant. HDB can confirm your eligibility to the grant.

Given your declared income here, you should be able to get your housing grant of $40k if you purchase a 4 room flat, thus your purchasing price should be around $620k to be very comfortable.

Hi,

1) Your grants entitlement is as follows if the conditions are met:
(a) Single SC (at or above 35yrs old) grant: $40k
(b) EHG: up to $40k (income ceiling up to $4,500)
(c) PHG: $10k (parents' residence within 4km), $15k (staying with parents)

2) You may use the grant and the majority of your CPF funds for the down payment.
3) Reserve some of the funds for buyer stamp duty, legal fees, and $20k to safe keep in OA for rainy days.
4) You should have a sufficient budget for $580k from the preliminary assessment with point (4) mentioned.

5) There are certain items that must be paid in cash only:
(a) Option and exercise fees = $2~$5,000.
(b) Valuation report = $120
(c) Resale application = $80
(d) Fire insurance = $6
(e) Caveat fee = $160.90
(f) Registration fee for land registry = $76.60
(g) Miscellaneous = $15
So the minimum cash you will need = $460.50 ~ $5,458.50.

6) If you engage an agent to assist in the purchase, you will also need to factor in 1% + GST for your cash outlay.
7) You may register your intent to buy to check on how much grant you are eligible for.
