Hi, i intend to sell my current flat once MOP is completed and buy another resale flat. I have a few questions here:
1. Assuming i have to use proceeds from current unit to fund the new resale unit, when is the earliest or the right time to start getting OTP and then exercise OTP?
2. Related to the question above, i will be taking bank loan, when does the downpayment start for the new resale unit?
3. In such a situation, is taking bridging loan a better option rather than trying to time the transaction in this way?

Cash proceeds for your current flat is available on your HDB selling completion date and CPF refund required to purchase your next flat is available about 2 to 3 weeks after your selling completion date. This means your buying completion date should be timed at least 3 weeks after your selling completion date. This is regardless of when you sign and exercise OTP for your flat purchase. What matters most is the timing of your HDB appointment. Bridging loan may not be the best option as there is a limit on how much you can borrow. Usually an agent can assist to time the timeline smoothly so that your funds are available at the time of flat purchase and at the same time, ensure you can move to your new flat directly from your old flat in case you don't have a temporary place during the transition period. Hi Mr Cheng,

For your case, it is recommended that you plan the sale and purchase concurrently so that you do not need to take up a bridging loan and will also not need an interim place to stay during the transition.

There are 2 important issues to consider, one is the timeline, the other is your cashflow. A well planned timeline and cashflow will allow you to transit smoothly and seamlessly from your current place to your new place with a buffer of a few weeks for renovation for your new place.

Dear sir,

There is no standard answer to your question here. I have to say situation differs primarily on the availability of suitable flats with respect to your purchasing requirements. I am currently assisting a client do concurrent transactions between his sale and purchase, and have secured a buyer for the sale of his existing unit within a week of marketing, the challenging part of this assignment is for his purchase. Although there are units available for sale within his preferred location, pricing of the units and timing of the transaction for his purchase does not match his requirement, since the sellers of units he is interested in also require to purchase, and often, the marketing agents have not planned for concurrent sale and purchase activities. Despite making attractive offers to purchase, the sellers of those units were not ready to accept any offer before they themselves shortlisted the units.

In such instance, I reckon that you conduct a feasibility studies in both sale and purchase before deciding on which path you should be heading.

Good morning,

Thank you for the enquiry. Definitely doing both the sale & purchase concurrently will help the situation. It depends also on the perceived difficulty of your sale & purchase transaction. If the location you like to move to is in a mature area and has hardly any units available at any one point of time, in this instance I would recommend to do the purchase first and use the bridging loan option. Reason being if missing the unit it could take a few more months before a suitable unit is put up for sale for your consideration.

However if the next property you are looking at is not that difficult to find based on the requirements, and if the current place is not as easy to sell (for example facing ethnic quota restriction), it will be prudent to secure a buyer first before exercising your purchase OTP.

For question 2, for the purchase any major cash payments are all required only at hdb completion appointment towards the end. Hence, the sale completion needs to be completed first before the purchase (so the sale proceeds can come back in time to port over to your purchase completion). Usually extension is required and I will help the sellers to negotiate a suitable timeline.

Generally speaking, if you're not doing contra, it is advisable that you time the sale and purchase at least 3 weeks apart. This is to allow sufficient time for your CPF funds to be refunded back into your OA before you can use it for your next purchase.

If you're doing both selling and buying, and that you need the sale proceeds from your current property to pay for your next property, I strongly suggest you engage a professional to handle both cases.

For your case, as you are selling and buying at the same time, it is about timing. Importantly it is better that your agent who is selling your current flat, he/she must upfront inform buyer that you will need a 3-months extension. The extension is to facilitate you to shift house only one time, and while you are renovating your new flat, you still staying at your current house.
