In general, TA for residential property are required at minimum of 6 months. Your seller should also be agreeable with the arrangement prior inking the S&P.

It is definitely okay if all parties involved in the transaction are proficient in doing up necessary paperwork and checks. You just need to bear in mind 1 thing is that the more details and features we add into a transaction, the transaction will just get more complicated therefore leading to potential issues.
